1. EPS admits two workdays to inform us about any damage or any components that are not in perfect condition in the accommodation. All fees for reparation or contract breaches that we are made aware of later than within 48 hours will be the students responsabilityy. Within 48 hours we will do our best to  remedy the damage.

2. The payment is to be made within the first five days of the month. In case the payment is not accomplished within these first five days we charge an additional fee of 10% of the amount of the rent.

3. The months are to be paid entirely, irrespective of the day of departure or arrival.

4. The deposit in no case may be used to pay the last month of stay and will be returned at the student's departure with the purpose to await the last invoices of supply. The deposit will be recommitted at the same time the keys are returned, thereby you will get it back without problems. You accept that we calculate the extra costs based on the last invoices we have. If you do not agree the amount of the deposit will be transferred to the bank account after departure reduced by the costs of electricity and water.

5. In case a room was rented and the contract expires, the room will be checked in order to return the deposit. Concerning the common parts the inhabitants of the flat are to inform about every divergence; if we are not informed we assume that is in perfect condition and the responsibility concerning the common parts of the accommodation is now part of the remaining inhabitants.

6. The cancellation of the deposit must be notified to EPS five days before departure to arrange an appointment. If this is not fulfilled or if the person does not appear the agreed date and hour, we are not obliged to return aforesaid deposit. With the return of the deposit the keys must be given back, even if the departure will be the proximate days.

7. If the lessee disappears or moves out of the accommodation without any reason before the expiration of the present contract, the property devolves and the deposit will be retained. We don't accept any type of excuse and the loss of the deposit entails automatically.

8. It is totally forbidden to have parties or other festivities; misuse may lead to the loss of the deposit.

9. Every student has to pay 40€ as administrative fees, to be paid at EPS. Those include the search for the room, administrative costs of the contract, help with the language and reparation within 48 hours from the renter occupies the room.

10. The invoices are to be paid in the moment received at EPS or at finalization of the contract by discounting the deposit. This option depends on the property owner.

11. The room will be for the person/s signing the contract. Every guest has to pay 10€ per night. EPS has to be informed of this. If other persons are found in the apartment without informing EPS it means non-fulfilment of the contract and consequently the loss of the deposit.

None of our properties have central heating, air conditioning, phone, cable or satellite T.V.
Sheets and towels are not provided.
Bills for electricity, water, gas and maintenance charges are not always included in the rent.
Some of our flats are equiped with internet access.
